Once you’ve selected your property you will place it under offer, subject to your Due Diligence:
- Re-confirm the suitability of the property for your situation
- Your broker or banker will confirm your conditional lending approval
- Your solicitor will review the agreement and provide advice and guidance
Outcome - At the end of your Due Diligence period your make the call to either proceed with the purchase, or not.
Step 5 - Under Construction
Time to let the builders do their thing and build your property!
- Most of the properties that equiti sell are off-the-plan or a development that is under construction.
- So, this is when you sit back and let the builder complete your property.
- Rest assured you will get regular updates on the progress of your property.
Outcome - A stress free process, once you’ve gone unconditional there is generally nothing for you to do, until you get the go-ahead from the builder that your property is nearing completion.
Too easy!
Step 6 - Pre-Settlement
Getting things sorted in plenty of time keeps the stress levels at a manageable level.
- Approximately 90 days out from the expected completion of your property we re-engage with you and your mortgage broker to ensure everyone is 'on point' for the upcoming settlement
- We provide Pre-Settlement Checklists and
Introductions so you can start to prepare for the settlement of your property, well in advance.
Outcome - You have plenty of time to get your ducks in a row with check lists and support so you can glide into the settlement of your property.
Stress free admin!
Step 7 - Settlement
You are about to officially be a Property Investor! Lets bring it all together for you.
- In the weeks leading up to the settlement of your property we provide 'hyper care'.
- We help with liaising with external parties such as property managers, valuers, mortgage brokers, building inspectors and chattel valuers.
Outcome - With equiti as your 'go to people' leading up to settlement you can have confidence that everything is sorted before you settle on your property.
Keep the stress levels down, at a stressful time!
Step 8 - Post Settlement
Now the dust has settled, the tenants are in…. what do you do now?
- Once you’ve had a chance to catch your breath and get comfortable with what it's like to be a passive investor you can start to think about your next investment property.
- We call this being an 'active holder', where you don't sell but are looking to build a property portfolio, over time.
- So, maybe 6 months after you've settled have a chat with your mortgage broker, asses your equity gains and financial position and work out when you can start to look for your next investment property
Outcome - Use your learnings from your first investment and give yourself the chance to set you and your family up for a successful future.
Financial success gives you options to choose the live you want to live!
