How does Equiti make money if it's free to buyers?

Equiti is paid by the property developers and builders we work with, not by you. When a property sells through our coaching service, the developer covers our fee. This means you can explore, select, and purchase a new build investment property with our guidance without paying us a cent. 

What is a new-build investment property?

It's a brand-new home, townhouse, or apartment purchased as a rental investment rather than as a place to live. Because it's new, you avoid many of the maintenance issues that come with older properties, and you may benefit from added efficiencies that come with modern builds.

What deposit do I need to buy a new-build investment property?

Deposit requirements vary based on your lender and financial situation. Typically, investors need a larger deposit for existing properties due to Loan-to-Value Ratio (LVR) restrictions. However, new builds often qualify for more favourable lending conditions, sometimes allowing for a deposit as low as 20%. This makes them an attractive option for investors looking to enter the market or expand their portfolio with less upfront capital. 

What areas of New Zealand does Equiti sell properties in?

What is included in an "all-inclusive package"?

Our all-inclusive packages are designed to be completely tenant-ready. This means the final price covers the entire build, along with all necessary fittings and finishes. From landscaping to the letterbox, your property will be move-in ready for tenants from day one, ensuring you can start generating rental income immediately. This transparent, fixed-price approach eliminates surprise costs and simplifies your budgeting process. 

What is a rent guarantee and do all properties come with one?

A rent guarantee assures you a set rental income for an agreed period, even if the property sits empty. All properties we coach you toward come with a rent guarantee, giving you complete peace of mind and financial security from day one. 

What happens if I find the same property cheaper elsewhere?

The properties we guide you toward are sold at fixed prices set with the developer, so the price you see is the price everyone pays. This keeps things fair and transparent, with no haggling or hidden discounts behind the scenes. 

Are all properties fixed price?

Yes. Every property Equiti coaches you toward is offered at a fixed, transparent price. You'll always know exactly what you're paying upfront. 

Can I use the equity in my existing home as a deposit?

Absolutely. Using the equity in your home is a powerful strategy many investors use to fund their deposit, often without needing to use their cash reserves. To see if this approach is right for your financial situation, we recommend speaking with your financial adviser. 

What is the minimum income required to invest with Equiti?

There's no single set figure, as lending decisions depend on your full financial picture, including income, existing debt, and equity. 

How long does the process take from first call to settlement?

The timeline depends on the property and its stage in the build process. A nearly complete turnkey home may settle quickly, while an off-the-plan purchase can take longer. We will guide you through a realistic timeline for any property you're considering. 

Do I need to already own a home to invest through Equiti?

Not necessarily. While many investors already own a home, what matters most is your overall financial position and your ability to secure lending. 

What happens during the build period after I've signed?

Once you've signed the contract, the construction phase begins. You will receive regular progress updates directly from the builder. As the build nears completion, we'll guide you through a pre-settlement checklist to ensure everything is in order. Your deposit will be in place, with the balance due at settlement. For the most part, this is a hands-off period for you while the construction is underway. 

Who manages the property once it's built and tenanted?

Property management is arranged separately from your property purchase, and we can certainly point you in the right direction to find a trusted professional. Many of our clients choose to hire a property manager to handle tenants, rent collection, and maintenance, which allows them to enjoy a more passive, hands-off investment experience. 

What is a "due diligence clause" and how long do I have?

A due diligence clause provides a specified timeframe for you to conduct thorough checks on a property before your purchase becomes unconditional. It's an all-encompassing condition that allows you to assess every aspect of the property, from finance and legal reviews to reviewing the developer's plans and specifications. If, for any reason, the property doesn't meet your requirements during this period, you can walk away from the agreement. 

Can I invest if I already have a mortgage on my home?

Yes, many investors do. Having an existing mortgage doesn't rule you out. If you've had a mortgage on your home for five or more years, you've likely paid down a large portion of the debt, which can provide you with plenty of equity to invest. Even if you've only had your mortgage for a couple of years, it can still be worth a chat to see what's possible. 

What types of properties does Equiti sell; apartments, townhouses, standalone houses?

We coach clients on a range of new build options, including townhouses, standalone homes, and dual-income properties. The mix available depends on current developments across New Zealand. 

What rental yields can I typically expect?

Yields vary by property type, location, and the wider rental market. While we aim for a minimum yield of 4%, this can fluctuate. For example, Auckland properties might sit around 3.8%, while others can reach upwards of 5%. We'll walk you through the specific details of each property, which can help you weigh up the numbers to understand its potential. 

What happens if the builder goes under during construction?

This is a valid concern for any new build, which is why we have robust measures in place to protect your investment. We partner exclusively with reputable developers who have a proven track record and strong financial standing. Your deposit is securely held in a solicitor's trust account until settlement, ensuring it's not at risk. Furthermore, the sale and purchase agreement contains specific clauses designed to protect you in the event of a builder's failure. We always recommend reviewing the contract with your solicitor to fully understand these safeguards. 

Can I buy a property through Equiti if I'm not already working with a financial adviser?

Yes, absolutely. While we often partner with financial advisers, you don't need one to work with us. We're happy to coach you directly, or we can collaborate with your existing adviser if they aren't already an affiliate member. Our goal is to make your property investment journey as smooth as possible. 

Is Equiti a buyer's agent?

No, and this is an important distinction. Under the Real Estate Agents Act (REAA), our legal obligation is to the vendor. However, while we are not a buyer's agent and do not charge a fee for our service to buyers, we are committed to acting with their best interests at heart. Equiti is an independent property investment coaching service that connects buyers with new build properties, often through their financial advisers. We guide you toward the right investment and can negotiate on your behalf, but we do not act as your buyer's agent. 

What is the difference between off-the-plan, turnkey, and land and build properties?

An "off-the-plan" property is one you agree to buy before it's built, often just from the plans and designs. The majority of properties we coach clients toward are off-the-plan. This means they are either in the process of being built or the plans have been submitted to the council for approval. "Turnkey" and "land and build" are the two contract types for purchasing these off-the-plan properties, both offering fixed-price certainty for your investment.

Turnkey: This is a straightforward investment structure. You pay an initial deposit to secure the property, with the balance due only upon completion. This minimises your capital outlay during the construction phase, as you don't need to make progress payments. The property is ready for tenancy the moment you take possession, allowing you to generate rental income immediately.

Land and Build: This involves two separate contracts, one for the land purchase and another for the construction. This approach requires you to secure finance for the land first, and then make progress payments to the builder at key construction milestones. While this requires more capital throughout the build process, it offers a different structure to a turnkey agreement.

Do I pay to work with Equiti?

No. Equiti's coaching and guidance are free for financial advisers to access. You can refer clients at no cost. 

How does Equiti get paid?

 We're paid by the property developers and builders when a sale goes through. This keeps our coaching free for both you and your clients. 

How does Equiti fit with my FAP compliance?

Equiti is an independent property investment coaching service, separate from financial advice. You continue to provide advice within your own FAP framework, while we guide clients through the property investment process. This separation helps keep your role and ours clearly defined. 

Are my clients' details shared with third parties?

We treat client information with care and only use it to support the referral and purchase process. We don't share details beyond what's needed to progress a transaction. 

What if my client goes directly to the builder?

The properties we coach clients toward are fixed price, so there's no advantage to going directly. We exist to give you and your client a simple, transparent process backed by our guidance and support. 

Are listings all-inclusive and fixed price?

Yes. All the properties we coach clients toward are offered at a fixed price and come as all-inclusive packages so your clients know exactly what they're paying. 

How do I refer a client to Equiti?

Referring a client is simple. Once you've registered, you can submit a referral and we'll take it from there while keeping you in the loop. 

How quickly will Equiti respond after I refer a client?

We aim to respond promptly so your client never feels left waiting. Quick, reliable communication is part of how we work. 

Do I need to be a licensed financial adviser to refer clients?

Yes, you must be a licensed financial adviser to refer clients to us. We partner exclusively with licensed professionals to ensure that all clients receive compliant, high-quality advice that aligns perfectly with their investment goals. 

How much do I get paid per successful referral and when?

Referral arrangements are confirmed when you register with us, so you'll have clarity on what you receive and when. Get in touch and we'll walk you through the details. 

What happens if my client decides not to proceed after referral?

That's completely fine. There's no obligation for your client to proceed with the property. You'll still be able to work with us when the timing is right for them. 

Can I refer clients who are looking to buy in multiple regions?

Yes. We coach clients on properties across New Zealand, so you can refer clients interested in different regions through us. 

Do you work with different types of financial advisers?

Yes. Equiti works with a wide range of advisers, including those with a Level 5 qualification, an investment, insurance or KiwiSaver strand. Being licensed under it means we operate to recognised industry standards, with accountability and consumer protections built in. In short, it's there to give you confidence and peace of mind. 

How does Equiti select which developers and builders to work with?

We choose our partners carefully, focusing on quality and reliability. This helps ensure the properties we coach clients toward meet the standards our advisers and their clients expect.
